<p>Gold investing is a low-risk type of long-term investment.</p>
<p>Gold is slightly more risky than bonds, so you should be careful to pay attention to this. The reason for this is that while gold is used in some industries, it does not necessarily need to be worth as much money as it is. Also, part of the reason that gold is worth so much money is due to its comparative rarity. If the markets were to become flooded, chances are good that you would lose money. However, gold has a tendency to stay relatively stable, or to increase its value, over time.</p>
<p>How stable is gold investing? Well, the demand for gold is much higher than its supply. As you can tell, this is already good for people who are thinking about gold investing. Once there is more supply than demand, the price starts to rise. Since the demand for gold is almost twice the amount that is actually mined, the prices for gold are likely to go up steadily.</p>
<p>This also means that it is still a good time to invest in gold. The reason for that is that prices for gold need to go up so that there is not a gold shortage in the world. (After all, the increase in prices will decrease the demand until finally, there is no more gold shortage).</p>
<p>The first thing that you should keep in mind about gold investing, is that you should not put all of your money into one type of gold investment. You should also not just go out and buy a bunch of physical gold. While this is a good way to build a solid and insured foundation, you should also be investing in some of the other parts of the gold industry. For instance, if you invest in gold mines that are not producing at their top amount yet, or in potential gold mines, you stand a chance of making more money in the future.</p>
<p>Since gold is in such high demand, it is likely that any gold mines that are not producing much will start trying to produce more &#8211; so that they can cash in on the high demand and higher prices as well.</p>
<p>A good reason for investing in gold mines instead of just in physical pieces of gold, is that if you only invest in physical gold, it&#8217;s more likely that it can be stolen from you, at which point you will lose your entire investment.</p>

<p>As with everything else these days, the stock market has gone online. If you can shop, pay bills, and do your banking online, why not invest too? Investing online is not as big of an ordeal as some people make it out to be. The key is to know what you want before you start.</p>
<p>When opening a new account, investors need to answer the regular questions, such as the type of account they want and how it will be funded. When selecting an account type the kind you choose will depend on whether or not the account is taxable or tax-deferred, and also whether it is for just you or you and someone else.</p>
<p>You will also have to decide whether your account will be “cash” or “margin.” A cash account means you are only able to place trades for investments with money in your account. A margin account gives you a credit line from your brokerage firm. You can also have a “margin account with options,” which means you are purchasing the right to buy and/or sell a stock at a specific price. Options are quite complicated and usually only purchased by traders with experience and large portfolios.</p>
<p>After choosing the type of account money must be deposited. The initial deposit can be sent to the firm by check or an automatic transfer from a bank account. Another option is transferring an account from a different brokerage firm, but the process is quite lengthy and can take months to complete.</p>
<p>If you are trying online investing for the first time, start small. Don’t put every penny of your life savings into an online account. A smaller sum is easier to handle and easier to keep track of. When you feel confident and are ready, then you can expand your online account.</p>
<p>Another good thing to do when investing online is to try and stay diversified, in other words don’t concentrate all of your portfolio on just one thing, instead develop a well-balanced portfolio of stocks, bonds, and cash.</p>
<p>Many brokers will encourage you not to bail out on mutual funds. The main reason most investors are in mutual funds are because they don’t have the experience to make their own calls on stocks. They are also occupied with other things beside just watching the stock market. Keeping your mutual funds can be a wise decision instead of prematurely “playing the market” in individual stocks.</p>
<p>It is important to remember that online brokerage firms add fees and charges that need to be looked at closely. Before buying and selling large scale stocks online, look at what the tax results are of such trading. The average online brokerage costs are lower than full-service brokers, but fees can still add up.</p>
<p>Remember that just because you are investing online, the Internet is not foolproof and you are bound to run into some problems. There will surely be times when you are unable to gain access to your account. You’re connection could be down, the brokerage firm’s server could crash if trading is overly heavy, you could experience a software glitch, or you may be away from your computer when there is a major market move. Always be prepared for these things and keep in mind the available alternative trading options such as phone trading.</p>
<p>When investing online it is your responsibility to say as informed as possible. Don’t just settle for what you hear. Instead do a little research on a company before investing in them. There are services that send you automatic e-mail messages over news about your stock; take advantage of these. Remember in online investing everything is up to you and knowledge is power.</p>

They think of real estate investment as an endeavor that aims solely to generate income or capital appreciation.</p>
<p>As with any investment endeavor, investing in real estate entails risk. Many people have made unwise investments, losing all of their assets through bad real estate deals, so it’s really not surprising to see private individuals having second thoughts about investing in real estates. However, don&#8217;t forget that not all real estate investments end up in total loss – there are also those who have made thousands of property investments and gained a great deal of profit.</p>
<p>In order to prevent losing in real estate, first do thorough research to know whether you are investing wisely. There are many professional organizations, as well as some expert individuals, in real estate that may be able to help you choose the right investment property based on your own goals and objectives.</p>

Remember that your purpose in investing in real estate properties is to gain profit, not to spend a lot in order to lose a lot.</p>

<p>One of the safest ways to invest is in bonds. If you are thinking about investing in bonds, chances are you are making a very good decision. You should be able to make a little bit of money on your investments &#8211; and you are not very likely to lose any money in the deal. However, while the stock market is confusing, the bond market is too. Therefore, before you start investing in the bond market, you should do some research and make sure you can find out what you need to know about bonds.</p>
<p>There are several different bond markets. One of the most well known and easiest bond markets to get into is that of municipal securities. These bond markets are essentially based around the buying and selling of bonds in states or cities. Usually the money from these bonds are initially used to build new schools or other public systems. Therefore, not only will you be investing in bonds but you&#8217;ll also be able to help your area build schools and other structures that it needs.</p>
<p>Bond investing does not have to be done on the local level. Another type of bonds you can buy are from the federal government. These bonds are usually pretty easy to buy and usually can be used for many years afterward. The treasury securities market, for instance, has bonds that will not mature for more than ten years.</p>
<p>Bond investing works the same way as most other types of investments. You put your money in, get your bond, and then you cannot get your money back until the bond matures. Therefore, bond investing is strictly a long-term investment market. However, there are several different time lengths that you can buy bonds for. Some of the shortest bonds will mature after one year. These are the shortest bond lengths, and usually will not allow you to earn very much money on the bond.</p>
<p>Other types of bonds are longer. If you invest in an extremely long term bond (ten or more years) then you&#8217;ll stand a chance of making a fairly decent amount of money. Most bonds also have a fixed value that they are worth. Instead of deciding exactly how much money you would like to give to a school, bank, or other organization for bonds, you need to buy a certain number of bonds that have fixed prices at first.</p>
<p>Finally, if you are thinking about bond investing, realize that you can sell your bonds before the maturity date &#8211; but you will not get as much money as you would have, and might even end up losing money in a deal like that.</p>

<p>In today&#8217;s current investment markets, there has been an increase in the number of individuals deciding and adhering to an investment plan. Perhaps this is caused by the drastic increases in the cost of living or the profound insecurity about the future of social security, and retirement funds. Many families are looking for investments plans which help them build two funds – one for the future and one for the present. Most people are not interested in purchasing stocks and bonds. This is both time consuming and complicated.</p>
<p>Investment plans essential allow the an investor to buy a set number of stocks, bonds, and securities. Purchasing is done on a regular and consistent basis. Funds for the investment are taking directly from a check, savings, or money market accounts automatically. These money is used to buy stocks and bonds that were pre-decided upon. For the most part you can change any of variables at anytime. These variables include amount, frequency, and what stocks are bought. There may be fees associated with changes. Make sure these fees are known before you sign your contract with your broker. <p>The next important step in an investment plan is figure out how much money you would like to invest.</p>

<p>Angel investing is right for you if you want to get involved with new businesses. It can be a dangerous investment, so you should always make sure that the business you are funding looks as though it has a good chance of actually turning a profit. If you are at all unsure of the business then you should give it a pass. Angel investing also requires that you have large amounts of money to start with, since you&#8217;re essentially going to have to give out huge loans to start-up companies.</p>
<p>If you are trying to start-up your own company, then you&#8217;ll want to look for an angel investor. The reason for this is that most people just do not have the money on hand to start up their first business. Therefore, you should look for somebody who has enough capital to spend on your venture &#8211; venture capitalists. While there are a few new businesses who manage to get money from the professional venture capital firms, this is not very likely. As a result, you&#8217;ll want to look for the so-called angel investors &#8211; these are very wealthy individuals who want to make high-risk investments.</p>
<p>While it sounds at first that it might be hard to find somebody who is interested in angel investing, it is not all that difficult. In fact, many more new start up businesses are funded through angel investing than through venture capital investments. It&#8217;s also possible that you will eventually get venture capital funding after you manage to find somebody interested in angel investments &#8211; due to the growth of your business.</p>
<p>One thing that makes this difficult, however, is that it is very difficult to figure out exactly what angel investors are likely to invest their money in. Therefore, you&#8217;ll have to do a lot of work in order to make your business look desirable. It might be hard to make it desirable to angel investors who are looking for specific features, but the biggest thing you will need to do is to make your business look as though it will definitely be profitable. Once you have a profitable business plan, you should be able to find angel investing &#8211; but make sure that your business also has a chance to be high-growth!</p>

<p>Most people would like to get the best out of an investment. With every kind of investment there is some risk involved and knowing a few risks would help you manage the risks better.</p>
<p>• Inflation risk is your deposit keeping up with inflation. You may invest in a savings account, or certificate of deposit or bonds. When there is inflation in the economy your deposit is worth less than what you imagined it would be.</p>
<p>• Principal risk is a loss in the initial amount you invested. For example you buy stocks worth $5000 and the stock value has fallen and you find no other option but to sell rather than lose further. You sell all the stock at $2500. The principal you lost is $2500. If you retain the stock you may still lose if the stock value falls further.</p>
<p>• Interest Rate risk is the fluctuation of the price of stocks or bonds due to a fluctuation in the rates of interest.</p>
<p>• Market risk is the factors outside the control of companies like changes in the economy, government policy or market trade.</p>
<p>• Credit risk is when you invest in bonds and the company is unable to make interest. They return your entire principal. Then your investment has not yielded returns.</p>
<p>Duration</p>
<p>Duration is as important a factor as risk in evaluating your investment. Duration is the time within which investors can get back their investments. Duration and risk determine the investment returns. Duration can be short term or long term and fixed or managed (by investor).</p>
<p>Returns</p>
<p>The Rate of Return (ROR), Return on investment (ROI) or simple return is the money earned or lost to the amount invested. This is a very popular metric used in financial analysis. It is simple and versatile. If an investment does not have a positive ROI then it is not worth investing in it. If the investment has greater ROI then those investments are a better option. Generally investments that involve greater risks are those which promise a greater ROI.</p>
<p>Liquidity</p>
<p>Any asset that you own, be it property, stock, bonds etc… can be converted into cash. Money in the form of cash is the most liquid asset. In case you cannot convert your bond to cash within the term then your asset is illiquid.</p>

<p>There is no commodities futures market in molybdenum. Yes, there are many more moly traders than trading companies buying and selling uranium. But, it is a small market. Because molybdenum mining is majorly a byproduct of copper mining, investments in Phelps Dodge is mainly a bet on the rise of copper. A July 24th report that a worker’s strike at Escondida in northern Chile, the world’s largest copper operation, was imminent should probably give molybdenum prices a boost. “Whether it’s a long strike or a short one remains to be seen,” Magyar told us, during a phone call to his USGS office in Reston, Virginia.</p>
<p>He pointed out U.S. molybdenum production, the largest in the world, had reached 58,000 metric tons in 2005, up a whopping 37 percent from 2004. “Increases for 2006 will be incremental,” he said. “Through May, production is up 2500 tons.” In January, Magyar wrote in his monthly update, “China continued its high level of steel production and consumption, thus providing strong demand for molybdenum.” There appeared to be no signs of China slowing down. Perhaps it is time to look at molybdenum companies.</p>
<p>We turned to Maria Smirnova for what Sprott Asset Management favors as molybdenum investments. Surprisingly, the money managers have avoided investments in several molybdenum juniors.</p>
<p>Smirnova told us, “Both Blue Pearl and Roca are good ways for an investor to gain exposure to molybdenum.” She referred to Blue Pearl Mining and Roca Mines, both of which trade on the Toronto Venture Exchange. “They are both in a stable political environment, Canada, and are run by competent managers.” (As a matter of disclosure, Sprott Asset Management has investments in both companies within its various funds.)</p>
<p>Smirnova commented on both companies.</p>
<p>“Blue Pearl is advancing their Davidson project near Smithers in British Columbia. We consider Blue Pearl to be cheap on a contained metal value basis and on a potential earnings basis. The company’s market cap is approximately C$110 million. Using a 0.10 percent MoS2 cutoff grade, the deposit contains an NI 43-101 compliant resource of 588 million pounds Mo. That means investors are paying 19 cents for something that trades at around US$25 per pound. Currently, Blue Pearl is awaiting the results of a feasibility study on mining the deposit’s high-grade core, which would accelerate the payback for the project. We do not expect the mine to be in production until at least the end of 2007.”</p>
<p>“Roca Mines is planning to begin production from their MAX project in the fall of this year utilizing their small mines permit. The company plans to produce approximately 1.5 million pounds of moly per year from a high-grade zone grading 1.95 percent MoS2. The great news is that the small mining permit is already in place and the company has purchased the mill components. As well, Roca just announced an off-take agreement for 100 percent of their concentrate production in 2006 and 2007. Roca is trading at 2x potential cash flow at current moly prices.”</p>
<p>We were curious about Roca Mines, which late Monday announced an agreement with United Kingdom-based Derek Raphael to purchase all of the company’s molybdenum concentrates produced through 2007. The British metals trader is a member of the Minor Metals Trade Association, based in Gloucestershire. According to an industry website, “Molybdenum, in all its forms, is the principal product of the company.” Our curiosity grew because the Blue Pearl website announced it was “Developing Canada’s Next Molybdenum Mine.” We heard otherwise so we passed this one by.</p>
<p>We talked with Scott Broughton, Chief Executive of Roca Mines, to get some background on his company. From whence came the MAX molybdenum property? Having acquired the property in 2004, Broughton told us, “It’s a deposit that was explored extensively by big companies, Newmont and Esso Minerals, back in the late 1970’s and early 1980s.” He mentioned, “They lost control of the key claims, but held control of the other surrounding ground and all of the original exploration and engineering data. It took us the rest of 2004 to negotiate a deal with Newmont, whereby we acquired the rights to their remaining property and, importantly for us, all of that engineering data in its original form.”</p>
<p>What did Broughton get for his money? “Drill data bases and lots of metallurgical work was done on this site,” he told us. “Newmont spent about $15 million dollars (in 1980 dollars), developed an exploration adit, or tunnel, that goes right to the heart of the deposit.” Roca also got a good deal of the baseline study and environmental work as part of the package. “We have bought a very comprehensive engineering, mine, metallurgical, environmental, and baseline data set, as well as the property, from Newmont,” Broughton explained.</p>
<p>“We have about 43 million tonnes of molybdenite,” Broughton told us. Molybdenite is the naturally occurring molybdenum sulfide mineral. “That is not an outstandingly large deposit.” But, it is a primary molybdenum deposit. There aren’t any other economic values in the rock other than moly. “What we now know from our own drilling is that there are very continuous and substantial zones of high grade,” Broughton suggested. “That presents an opportunity for us to go back to the classic way to develop a mine.”</p>
<p>So what is Roca Mines doing? “We’re focusing on small scale, small capital cost project,” he answered. That reduces the risk. “We got it permitted at the end of last year, and we always felt that starting small and starting high grade was the way to go.” Broughton believes this is the classic way to build a mine.</p>
<p>How small is small? “What we have permitted now can produce about three million pounds of contained molybdenum, starting at the end of this year, through to the same period in 2007,” Broughton told us. At $24/pound, that’s $72 million in roughly about 14 months. What’s the cost to produce this moly? “We know this operation has a break even cost of $5/pound,” he responded.</p>
<p>But it never works out that perfectly in the real world. How did Broughton answer that challenge? “I am an engineer. We have got major contingencies built into all our operating costs, but it’s also why we’ve focused on reducing our capital cost. It’s why were are starting with a small, super high grade plant here.”</p>
<p>And what about expansion plans? Broughton didn’t bat an eye, “When we expand from our initial mine, we can steadily produce three million pounds per year for onwards of 10 years. That’s when we expand to a 1000-ton-per-day scenario. We intend to do that by 2008.” So, small means 500 tons per day.</p>
<p>Is that the whole story? On the face of it, this is a good story of mining production and consistent cash flow. While molybdenum prices may have some risk at these levels, our research confirms the next year’s price levels should remain well above production costs. A review of the National Instrument 43-101 remarks made about the moly deposit were encouraging: 42, 940,000 tonnes grading 0.2 percent MOS2 multiplied by 0.59 (the molybdenum equivalent) equals 111,368,000 pounds. According to the document filed with Canadian regulators, the gross value of the molybdenum deposit is valued at more than $2.7 billion (using $25/pound moly prices).</p>
<p>Of course, any veteran natural resource investor knows better than to buy that at face value. First, there are capital costs and operating costs. Then, no resource will be mined entirely. At best, the company might recover perhaps 90 percent. That would only come about should the moly remain high grade and if the metal’s price sustains above $10/pound. Most U.S. molybdenum is produced as a byproduct at little cost to the mining company.</p>
<p>But, there are some bright sides to this. The world’s greatest concentration of molybdenum occurs in the Western Cordillera – the mountains along the eastern half of the geological Pacific Rim of Fire, from the tip of North America to South America. The world’s largest molybdenum reserves are in the United States (about 40 percent). Roca Mines has the right geological setting (as does Blue Pearl Mining). Another aspect of the company’s security filing on their property’s geological estimates boiled down to the individual who prepared the technical report. Terry MacCauley who provided the estimate for Roca Mines had been the exploration manager for Newmont between 1976 and 1982. He had also done the initial geological mapping and geochemical survey in 1975. We readily accept MacCauley’s resource estimate in light of one who is versed in the property’s potential.</p>
<p>Which brings us back to the big question: where does Roca Mines go after it has begun mining moly? “We have a very interesting exploration model in the Henderson mine,” Broughton told us. “The Henderson was a deposit that was explored by Amax. They basically had an upper deposit, in a mountainside that from a physical point of view is almost an identical twin to what we have at MAX.”</p>
<p>Broughton continued his comparison, “It’s called Urad. It has similar size, similar tons, and similar grades to what we have. Amax observed there was multiphase mineralization. There was such a high grade in some of these zones within the deposit that they suspected a very large mineralizing source at depth.” So began the success of one of the world’s largest molybdenum-producing mines. The geologists went deeper to find the source, which was about 700 million tons of ore.</p>
<p>“They went from something that is around the size of a MAX project,” said Broughton. Does he believe he will repeat Amax’s success at Henderson, “I think the model is very well founded, and we’re actually assembling an advisory board to help us focus on that exploration model,” he concluded. “Once we’re in production and cash-flowing, we want to do some more exploration and to drill at depth.”</p>
<p>For the time being, Roca Mines will have Canada’s newest molybdenum mine, possibly as early as this year. Shares outstanding and fully diluted, even with a financing announced before the summer correction arrived, would be less than 100 million shares. If the company honors its promise and produces 300,000 pounds of molybdenum concentrate monthly at its MAX project, starting before the end of this year, and continues into 2007, then Roca will have plenty of cash flow from which to explore the depths of its molybdenum deposit to discover whether or not its “Henderson model” materializes.</p>
<p>Roca Mines and Blue Pearl may indeed become two vehicles for investors to play the molybdenum side of this energy bull market.</p>

<p>Many overseas investors are looking at the potential for investing in UK land.</p>
<p>Land ownership in the UK can give high returns, and also offers low risk &#8211; making it a solid investment for long-term capital gains.</p>
<p>Here we look at the opportunities of investing in UK land &#8211; and some of the pitfalls to avoid.</p>
<p>There are three basic categories of UK land, and there are opportunities countrywide for land investing:</p>
<p>1. Brownfield land: Generally found within urban areas &#8211; land that had previously been used, i.e. it was residential, industrial or commercial land.</p>
<p>2. Greenbelt Land: This land Green belt forms a buffer zone around urban areas &#8211; to provide open space.</p>
<p>3. Open Countryside: This land is free of all development.<br />
Which Category Is Best?</p>
<p>The UK Government says that a record 70% of all new building is now on Brownfield land. This percentage is regarded as unsustainable.</p>
<p>To continue to build on Brownfield land will lead to congestion and over crowding in cities &#8211; and put a strain on infrastructure and services. This means that more and more development will occur on greenbelt land &#8211; despite the objections of conservationists.</p>
<p>So, Why is Investing in UK land considered such a Good Investment?</p>
<p>It’s simple supply and demand &#8211; with demand for land higher than ever for building purposes &#8211; and it’s leading more investors than ever before to invest in UK land.</p>
<p>Here are the six main reasons for growth:</p>
<p>1. Up to 3,500,000 new homes are needed over the next 15 years &#8211; increasing to 4,500,000 new homes needed over the next 20 years.</p>
<p>2. Over 90% of houses in towns throughout the UK are unaffordable for first time buyers.</p>
<p>3. The UK is one of the most densely populated countries in the European Union &#8211; and the UK also has the biggest influx of migrants from abroad.</p>
<p>4. The UK has some of the oldest housing in Europe &#8211; and a shortage of affordable housing for first time buyers.</p>
<p>5. Since 1970, the demand for new homes has increased by approximately 35% &#8211; but house-building rates have dropped by 55% in the same period.</p>
<p>6. Since 1997, the UK Government as increased the average number of new homes built per hectare from 25 to over 40</p>
<p>Making Profits by Investing in UK land &#8211; and a Caution!</p>
<p>Investing in UK land is all about finding the right location &#8211; and this means obtaining land for which planning permission in the future looks a strong possibility.</p>
<p>There are many companies out there who can help you &#8211; but be careful &#8211; only choose companies that have a track record of buying correctly.</p>
<p>Remember, if the land does NOT get planning permission, then you won’t make big capital gains.</p>

<p>Here&#8217;s the issue. You bought a stock umpteen years ago that is now worth 10 times what you paid for it, but in the last 5 years its trading price seems to be super glued to the wall. You have always been a proponent of &#8220;buy and hold&#8221; and this stock seems to bear out the wisdom of that strategy. But now you&#8217;re not sure &#8211; maybe it is time to move on to something else.</p>
<p>The question you keep asking yourself is the same question thousands have asked before &#8211; when do I know this powerhouse has run out of gas and its time to sell?</p>
<p>Here&#8217;s some help with both sides of the coin:</p>
<p>1. &#8220;Buy and Hold&#8221; doesn’t mean, &#8220;until death do we part.&#8221; Every investment strategy has three basic components: the buy, the hold, and the sell. Obviously, your buy and hold components worked out well. The stock was a good pick and has significantly increased in value despite what was probably some volatility along the way. It looks like you&#8217;ve gotten the &#8220;growth&#8221; phase out of the security. With the lackluster performance of recent years, the stock may have matured and simply won&#8217;t repeat its past performance. As Paul Simon might say, &#8220;Time to sell, Nell.&#8221;</p>
<p>2. Is there a dividend yield high enough to support retaining the security? Figure out your dividend yield based on your original purchase price. If its 5% or greater, that&#8217;s not a bad annual return for a quality security with some future appreciation potential. A company that has a record of dividend increases is more reason not to sell.</p>
<p>3. You do know that if the trading price doesn&#8217;t move upward, the bragging rights of your average annual return diminishes. If you&#8217;re up 200% on a stock over 5 years, bragging about an average 40% average annual return makes for a good story . If you&#8217;re still up 200% in 10 years, in all probability someone has a better story.</p>
<p>4. Anything overheated needs a cooling off period. After a lengthy run up, the closing weekly price of a stock will sometimes be within a few percentage points on below average volume. According to technical analysis, if this continues for a period of time, the stock could simply be forming a new base price. With an increase in volume, the stock may &#8220;break out&#8221; and continue to rise. In the case where the stock price falls (especially in latter stage bases), a danger sign exists since this could mean institutional money has moved away from the stock.</p>
<p>5. No matter how much you want to, you can’t change company change. Change in company fundamentals, management, and business strategy can all affect the price of a stock. Sometimes it&#8217;s change for the better, sometimes not. You need to realize that nothing you can do will alter this change. Sentimentality doesn&#8217;t have a lot of room in the stock market. If the fundamentals aren&#8217;t what they used to be, then that&#8217;s the way it is. Look at yourself in the mirror.</p>
<p>6. Tell the truth &#8211; is this really all about the capital gains tax? We all like to play psychological games with ourselves, so don&#8217;t be ashamed to admit it. When you add up your net worth on paper, it looks higher before tax than after tax, right? Unless you&#8217;re planning to die with all your paper gains to receive the &#8220;step up&#8221; in basis, recognize the difference between a game and reality.</p>
<p>If you&#8217;re on the fence on whether to hold or sell, take the time to explore your options and decide your best course. Indecision will get you nowhere.</p>

<p>When the Iron Curtain came down in the late 1980s and eastern European countries came out from under the yoke of Russian communism political rearrangement was not the only consequence. It can also be said that European geography was altered. The centre of western Europe as it used to be was probably regarded as being somewhere like Zurich in Switzerland, but now if we look at a map of Europe as a whole, stretching from Ireland in the west to Ukraine in the east, and from Gibraltar in the south to Oslo and Scandinavia in the north, then the centre is pretty much at Prague in the Czech Republic.</p>
<p>As well as political and geographical alterations, the other inevitable change has been in the financial arena. As countries from the east of Europe stabilise they have been seeking to join the European Union and have begun to embrace western-style capitalism. This has given people from the old eastern bloc the opportunity to run their own financial affairs and aspire towards financial freedom. Alongside this, governments have been more than happy to welcome foreign investment into their boundaries.</p>
<p>As these countries strive to ‘catch up’ with western Europe, financially and politically, the time is right for overseas properties to come into consideration as a possible investment strategy for UK investors. Such an investor into these locations should look for buy-to-let opportunities without emotion (e.g. don’t buy shares in the football club you support) as these are not holiday homes for use by the investor, but buy-to-let investments. If you are not one already, prepare to become a landlord/lady.</p>
<p>Consider a tick-box approach. Good questions to ask are:</p>
<ol>
<li>Is the property in an area with price rises possible in the future?</li>
<li>Has the country embraced western-style markets?</li>
<li>Is the area ripe for an influx of commercial investment?</li>
<li>Is there a good supply of tenants?</li>
<li>Are the properties affordable?</li>
<li>Is there a mix of foreign and home investment?</li>
<li>Is there a mix of rental properties and locally-owned properties?</li>
<li>Are payment terms favourable?</li>
</ol>
<p>In each case for Prague the boxes are ticked in its favour.</p>
<ol>
<li>Yes, price rises are highly likely as most developments are staged developments, with price rises built in; the Czech economy is growing; the Czech currency is rising; VAT is due to increase (from 5% to 19%) on 1st January 2008, and developers will have to build in prices increase to meet that.</li>
<li>Yes, the Czech Republic has joined the EU, aims to join the Euro, and is western in style and feel.</li>
<li>Yes, with Prague now being in the centre of Europe, and with companies such as DHL and Lego already moving in, it is easy to see further companies moving in to the area, and thereby increasing the need for workers to come, and they will all need places to live.</li>
<li>Yes, see 3 above. Also, the old communist block housing is crumbling, and gradually being demolished, meaning that there will be a significant re-housing demand.</li>
<li>Properties within 20 miles of Prague are available at less than ฃ25,000, and in the centre of Prague at around ฃ50,000. With just a 15% and other fees the initial investment need only be around ฃ8,000.</li>
<li>Yes. In most cases the developers are selling only a small percentage (say 20%) to foreign investors.</li>
<li>If we assume that foreign-bought properties are for rental, and the rest are bought by Czechs, most for their own use, then there is a good balance in favour of owners. This will tend to mean that the area will be well maintained.</li>
<li>Yes. Many overseas property investments are bought by a series of staged payments, with the final payment being due on completion. This is difficult to fund with a mortgage. In this case, a 15% deposit is required at exchange, and the rest is not due until completion. This is easy to fund with a mortgage.</li>
</ol>
<p>Prague ticks all the boxes!</p>
<p>Well, it would, wouldn’t it? But there is no doubt that Prague is a good, sound investment, with little risk, and with good chance of excellent gains over the next five years.</p>

<p>Investors Benjamin Graham and Warren Buffett have made unbelievable fortunes through long-term, value investing.</p>
<p>Making money in the stock market can be dependent on your willingness to invest in long-term investments or buying only undervalued stocks. With a margin of safety on these stocks you will have a little peace of mind and if you are like Warren Buffett, you too may well be able to enjoy an average 22% annual gain. Even more enticing if you know that that&#8217;s his record over the last 39 years!</p>
<p>Tremendous results like this are not easily duplicated in the short term or without great experience. With some work and time being on your side it is possible to be the next Warren, but even more possible and likely is for you to become a major player on the investment scene.</p>
<p>No seriously, you can.</p>
<p>The S&amp;P 500’s average long term result is a return of about 11%. Now if you aimed to beat that consistently, that would mean that you are doing very well indeed, almost well enough to live a very comfortable, relaxed existence.</p>

<p>Well, invest that in a tax-efficient retirement account that compounds interest, hitting the average 11% at least. Now have a look at your account in twenty years time and you&#8217;ll find that you have an extra $178,000, thanks to compound interest &#8211; a total of $238,000.</p>
<p>The key to the game is not so much the size of the financial investment that you are making as it is the way that you use it.</p>
<p>Starting young and using the power of compound interest can make you a retirement millionaire in less time than you could ever have imagined. Some investors will lovingly call using compound interest simply using the “force” while others simply call you an idiot for not using it. If you are one of the one’s with the foresight to start investing now, you will be one of the one’s with the ability to brag about the general comfort of your retirement.</p>
<p>Warren Buffett and Benjamin Graham aren’t geniuses or once-in-a-lifetime lucky dogs; they are a few guys who used their money to make money. By putting in everything later in life you may make a solid return, by putting in a solid amount early in life, you may make everything.</p>

<p>The title says it all … investing is not about following what others say, but instead about understanding what type of financial outcomes you want and how best to achieve them. This calls for independent (but informed) thinking that is aligned to your specific needs.</p>
<p>As a result of the internet there is a phenomenal amount of information available to investors today. Companies’ financial statements are readily available, as are analysts’ reports and financial news sites that provide summary information on both the market and individual investments. One of the dangers is that investors may take such sources of information as unbiased and objective. Instead each should be viewed as just what it is … a source of information presented for a specific purpose, with the information being shaped to that purpose.</p>
<p>This is not to say that investors should ignore such information, but instead that they should use their own judgment in sifting through it and making decisions about what investments are best for them. And in many ways the particular investments made are less critical than two other factors that will impact the long term value of ones portfolio.</p>
<p>How soon you get started – Many have written about the power of compounding, but it definitely bears repeating. Regardless of how much one invests, the sooner it is begun the longer one will have for the gains to compound, creating an exponential growth that will result in a much larger portfolio than if one had started later in life and made larger investments.</p>
<p>Don’t loose big – It takes a 100% gain to make up for a 50% loss, so it is important to avoid a significant loss of capital by either investing in things that can’t or are unlikely to go down, or to take a limited loss if they do. Of course everyone’s risk tolerance is different, but one of the more consistent practices of the wealthy is that they tend to invest conservatively.</p>
<p>Investing for your self then means being aware of what you want, and making sure that your investment decisions are in line with your values and priorities. Although others (websites, newsletters, paid advisors) can provide you with interesting and useful insights, their interests will never be as closely aligned to your interests as your attention can and should be … focused on self.</p>

<p><em>Who sets interest rates?</em> In America, the Federal Reserve sets the national interest rates. In Canada, the Bank of Canada sets the target for the overnight rate. The Bank of England is the British equivalent to the Federal Reserve or the Bank of Canada. The Federal Reserve and the Bank of Canada set rates 8 times a year, and the Bank of England sets rates 12 times a year.</p>
<p>The target overnight rate which is set is a .5% margin: if it is 4.25-4.75% this means that banks will charge 4.75% interest on money they lend to other banks, and they will pay 4.25% on money deposited by other banks.</p>
<p>Each individual banking institution offers separate rates for different kinds of accounts. The banks choose their rates based on the national rates.</p>
<p><em>What affects interest rates?</em></p>
<p>Rates are raised in the short-term during expansions (when the economy is growing) to prevent the rise of inflation. Inflation is when you have too much money circulating, and so it costs more money make purchases. For instance, if there is a lot of money being created with no regulation, and the interest rates were not adjusted to help compensate, hypothetically, money could become essentially worthless. (Picture peasants in Russia with buckets of rubles trying to buy a loaf of bread.)</p>
<p>The government lowers interest rates when the economy is not doing so well. Lowering interest rates stimulates the economy because it encourages people to spend their money. It encourages them to borrow money (to put more money in circulation), and it discourages them from investing because their investments will not make overly large returns.</p>
<p>Canadian interest rates are linked to American interest rates, but they are not the same. Canada might have a different interest rate than the States, but Canada’s interest rate will be affected by the change in American interest rate.</p>
<p><em>How does the interest rate affect me?</em></p>
<p>When interest rates are high, as a consumer, this is a good time to invest money. It means that you will make more profit on the money that you choose to invest. Unfortunately, however, when interest rates are high, it is not a good time to borrow money. It means that you will have to pay back more in interest, which often means a longer loan period.</p>
<p>Having low interest rates means that it is not a great time to invest money. You will not make a high return on money you invest. Low interest rates, conversely, are what you want when you borrow money, because it means that you will have less money to pay back in the long-term.</p>
<p><em>What are the current trends in the market?</em></p>
<p>As of 2006, there seems to be an upward trend in interest rates. In 2004, interest rates hit a forty year low. They have been slowly but steady rising since then. The Bank of Canada has increased interest rates at least nine times since the lowest point in 2004, and the American Federal Reserve has made at least sixteen increases since that point.</p>
<p>Because, in 2006, it seems like the interest rates will rise, this is a good time to get a fixed-rate loan before the cost becomes prohibitive.</p>

<p>In today&#8217;s stock market you need to know why a market can change on a dime and how you can beat the market at it&#8217;s own game. The changes in the markets are based on cyclical stocks that are influenced by economic growth commonly known as Gross Domestic Product or GDP growth. Normal economic growth is usually between -2% to 5%. When the economy is running at full speed, at or near 5%, the Federal Reserve will try to slow the economy if inflation seems to be becoming a problem. The only tool the Fed can use to slow the economy is by raising interest rates. Higher rates will slow the economy. This situation exists today. We have a roaring economy and the Fed has increased rates to a level where the economy is slowing down.</p>
<p>Cyclical stocks are stocks that are interest rate sensitive and rise and fall with the rates. Financials, house builders, retailers, auto manufacturing and tech companies are all cyclical in nature. These companies sell items that consumers or businesses will purchase only when the economy is improving or doing very well. Secular stocks are stocks that are not interest rate sensitive. These are the health companies, supermarkets and food companies. Secular companies sell items that people use on a daily basis and don&#8217;t need a roaring economy to be purchased.</p>
<p>A tough stock market will be beaten if the companies that are cyclical in nature are sold and secular companies are bought. The strength of the underlying financials are still important, but if strong companies with a long history of good management and quality earnings are purchased, you will be much more likely to earn a profit than with the cyclical stocks that will fall regardless of the strength of management. Because you know when the stock market is changing you can play the proper stocks at the proper time.</p>
<p>One additional tip is needed to produce the most income from your investments. These huge companies with quality management will get beaten down to a level where the growth investors can&#8217;t take the pain anymore and will sell to you, the value investor, who is purchasing stocks in companies that will bounce back at much lower prices than normal. These companies will cycle up and down with rates and you can act accordingly to maximize your investment.</p>

<p>Hedge funds have become a new craze among the investors who are looking for higher net returns and to diversify their investment portfolio. However, before investing one should first have a basic idea of what hedge funds are all about. A hedge fund is characteristically a privately organized joint investment fund, predominantly invested in public traded securities. It is a pool of invested capital, used mainly by wealthy or financially experienced individuals and institutions. Usually, law to just 50 to 100 investors per fund restricts hedge funds. Thus, most hedge funds set very high standards for an individual to be a qualified purchaser.</p>
<p>Most often, an investor with a net worth of above one million dollars and an annual income exceeding two hundred and fifty thousand dollars is only considered as a qualified customer. Hedge funds are very similar to mutual funds. The difference between the two is of strategies they use. Hedge funds use a set of strategies other than investing long in bonds, equity, mutual funds and money markets. Thus, its strategies can generate positive returns irrespective of the rise and fall in the equity and bond markets.</p>
<p>One way to invest in hedge funds is to invest in a company just before a major merger, as shares go up significantly once the merger occurs. This technique is called ‘Risk Arbitrage’. However one should have a prior knowledge of the merger before buying large amounts of shares in a company, as it is a very high-risk investment strategy since some mergers may not occur at all. Another technique, which one may adopt while investing in hedge funds, is ‘Leverage’. This means using borrowed capital in to own capital for investment. ‘Selling Short’ is also a popular strategy where one invests in apparently undervalued securities, trading commodities and FX contracts, and takes advantage of the difference between current market price and the highest purchase price in events such as mergers.</p>
<p>Even though most hedge funds promise higher net returns, they are accompanied by some limitations. For instance, in case of many hedge funds, there are certain restrictions on one’s right to redeem his shares. Often, there is a lock-in period that can extend to over a year. During this period one cannot redeem his shares. Hence, one should reconsider his options and take into consideration a long-term perspective before investing in hedge funds. Moreover, hedge funds also have a higher failure rate than traditional funds. Many of them fail by the second or third year of operation. It has been estimated that about 5.7% of the existing 8500 hedge funds closed in 2005. Also, because of their non-regulation there are no official hedge funds statistics. Besides, hedge funds are more suited for large businesses because they have a price tag.</p>
<p>However, hedge fund is a very helpful tool for the diversification of one’s investment portfolio. It reduces the overall portfolio risk and volatility, as it is not related with the broad stock market indices. Thus it is a smart choice for those who are willing to take the risk.</p>
